The former YWCA building in Santa Ana is being transformed again, this time into nearly 50 supportive housing units for Orange County’s most vulnerable residents.

The $30 million project is the first housing facility for the nonprofit WISEPlace, which operates an emergency shelter for domestic violence victims at 1411 N. Broadway St. The nearly 75-year-old building will be reinvented by the project developer and affordable housing nonprofit Jamboree.

The two-story structure along Sycamore will be demolished and a four-story building added in its place. New construction will rise above the existing building on Broadway.

Overall, the 47,000-square-foot complex will have 48 furnished affordable housing units, each with a bathroom, shower and kitchenette. One unit with two bedrooms will be reserved for the site manager.

The studio apartments will run between 400-500 square feet for people earning no more than 30% of the area’s median income. Twenty-five studios come with vouchers, which means residents will pay a portion of the rent based on their income, with the residents’ portions expected to be roughly $280 monthly.

Community spaces will include a learning lab, service areas, private counseling and case management spaces, wellness and fitness rooms and a courtyard complete with gardens and room for domestic pets.

Santa Ana industrial building sells for $7.2M

A 7,080-square-foot industrial property on 1.32 acres at 3216 Westminster Ave. in Santa Ana has sold for $7.22 million, according to Matthews Real Estate Investment Services.

Carter Hadley at Matthews represented the seller in the 1031 exchange deal.

The buyer was only identified as a local Orange County owner who is expanding their business.

Adam Deermount is the new chief investment officer at Newport Beach-based Ramser Development Co. The company develops and operates recreational vehicle and boat storage, self-storage and industrial outdoor storage facilities. Deermount, with 20 years of experience, is responsible for leading the expansion of Ramser Development’s storage properties across the U.S.

Clark Pangilinan is the new director of healthcare design at Ware Malcomb in Irvine. He will lead growth and management of the firm’s Healthcare Design Studio in the Southern California region, including the Los Angeles, Orange County and San Diego markets. Pangilinan has 24 years of experience and most recently, he worked for an architecture firm in San Diego.

Newport Beach-based CapRock Partners has hired Mike Kent as senior vice president of asset management and Sean Grubbs as first vice president of capital markets at the industrial real estate developer and private equity firm. Kent has nearly 40 years of experience, previously leading the national asset management division for a public industrial real estate investment trust. Grubbs previously was with Bank of America’s commercial real estate balance sheet lending group, where he originated over $2.5 billion in new loans.

National CORE raises $1M for housing foundation

The nonprofit National CORE raised $1 million for children and families at its 30th anniversary An Evening of Hope Gala at the Hilton Anaheim.

All money raised will go to the Hope through Housing Foundation, which helps children and teens with afterschool programs, mentorship and support for their families with workforce training and financial coaching.

The Rancho Cucamonga-based nonprofit develops affordable housing communities.
